How Smoke Control Systems Protect Buildings

When most people think about fire protection, sprinklers and alarms come to mind first. But in high-rise buildings, atriums, parking structures, and other large or complex facilities, smoke — not flame — is often the bigger threat during a fire. Smoke spreads fast, reduces visibility, and is responsible for the majority of fire-related deaths. That's where smoke control systems come in.


Here's a breakdown of what these systems do and how they work.


Why Smoke Control Matters

In a fire, smoke can travel through stairwells, elevator shafts, and HVAC ductwork far faster than the fire itself spreads. In a multi-story building, this can cut off safe evacuation routes on floors nowhere near the actual fire. Smoke control systems exist to manage that spread — buying occupants time to evacuate safely and giving firefighters clearer, more survivable conditions to work in.


Building codes, including the International Building Code (IBC) and NFPA 92 (the standard specifically covering smoke control systems), require these systems in certain building types, particularly high-rises, atriums, and covered mall buildings, depending on local jurisdiction requirements.


The Two Main Approaches to Smoke Control



1. Containment (Passive) Smoke Control

This approach relies on a building's physical design to limit smoke movement. Fire-rated walls, doors, and floor assemblies compartmentalize the building, so smoke from a fire on one floor or in one zone doesn't spread freely into others. This is considered "passive" because it doesn't require powered equipment to function — the building's construction itself does the work.


2. Pressurization and Exhaust (Active) Smoke Control

Active systems use mechanical equipment — fans, dampers, and ductwork — to actively move air and control pressure differences within a building. There are a few common methods:


Stairwell pressurization: Fans pressurize stairwells relative to the rest of the building, so smoke is pushed away from these critical evacuation routes rather than infiltrating them.


Zoned smoke control: The building is divided into zones. When smoke is detected in one zone, the system exhausts smoke from that zone while pressurizing adjacent zones, creating a pressure barrier that keeps smoke contained.


Atrium smoke control: Large open spaces like atriums use dedicated exhaust systems to remove smoke and maintain a smoke-free layer at lower levels where occupants need to evacuate.


How the System Knows When to Activate

Smoke control systems don't operate independently — they're triggered by a building's fire alarm and detection system. When smoke detectors, duct detectors, or other initiating devices sense smoke, they send a signal that activates the appropriate fans, dampers, and pressurization sequences for that specific zone. This is why smoke control isn't just a mechanical (HVAC) system — it's deeply integrated with a building's fire alarm and life safety systems, and the two have to be designed and tested together to function correctly.


Testing Requirements

Because lives depend on these systems working correctly during an actual emergency, most jurisdictions require regular testing of smoke control systems — often including full functional tests where the system is activated to confirm fans, dampers, and pressurization sequences perform as designed. This typically goes beyond a standard fire alarm inspection and requires coordination between fire alarm technicians and mechanical engineers.
